Imaginative and ambitious\, the projects reveal the incredible diversity of ideas that have emerged from the world’s most influential architects—and many you’ve never heard of. Spanning nearly 80 countries\, the book presents concepts for projects of all types: museums\, art galleries\, cemeteries\, churches\, bridges\, skyscrapers\, hotels\, theme parks\, casinos\, opera houses\, government buildings\, and even a floating theatre boat that resembles a UFO. Seen together\, the projects conjure a strange and wonderful new world while simultaneously offering insight into how architectural projects have been conceived and developed (and dashed) over the last 100 years. The book also includes previously unpublished prints\, paintings\, drawings\, etchings\, preparatory sketches\, and images that bring these alternate histories to life. \nSam Lubell is Editor at Large at Metropolis. He has written more than ten books about architecture for Phaidon\, Rizzoli\, The Monacelli Press\, Metropolis Books\, and Oro Editions. He writes for The New York Times\, The Los Angeles Times\, Fast Company\, Architectural Digest\, Wallpaper\, Dwell\, Architect Magazine\, and other publications. He has co-curated four major architecture exhibitions and taught as an adjunct professor at Syracuse University School of Architecture\, Columbia University GSAPP\, and Arizona State University The Design School. \nFor more than a decade\, Greg Goldin was Architecture Critic at Los Angeles Magazine. He co-curated the museum exhibitions Never Built Los Angeles and Never Built New York\, and has taught as an adjunct professor at USC\, UCLA\, Syracuse University School of Architecture\, and Columbia University GSAPP. He resides in Los Angeles where he continues a family tradition of being a thorn in the side of the rich and powerful. \nFrances Anderton covers Los Angeles design and architecture in print\, broadcast media and public events. She is the author of Common Ground: Multifamily Housing in Los Angeles\, which won the 2022 Gold award for best Regional Nonfiction from Foreword Reviews. She is co-author of Awesome and Affordable: Great Housing Now\, a multimedia project produced in 2024 by Friends of Residential Treasures: Los Angeles (FORT: LA). She has co-produced short films for the nonprofit housing developers Community Corporation of Santa Monica and Venice Community Housing. Honors include the Esther McCoy Award\, from the Architectural Guild of USC architecture school\, for her work educating the public about architecture and urbanism. \nPreorder The Atlas of Never Built Architecture here \n\nIntroduced by Stephen Phillips\, FAIA\, PhD\, Principal of Stephen Phillips Architects (SPARCHS) and professor\, director\, Cal Poly LA Metro Program in Architecture and Urban Design (California Polytechnic State University\, San Luis Obispo). \n\n \n \n \n	\n \n \nSPONSORED BY

SUMMARY:Join Westside Urban Forum for Light Bites + Panel Discussion
DESCRIPTION:Adaptive Reuse: Can It Save Post-Pandemic Los Angeles?\n7:45 am – 9:30 am\n7:45 am – Registration & Light Breakfast\n8:15 am – Panel Discussion \nMEMBERS REGISTER HERE\nGUESTS REGISTER HERE\nFour years after the onset of the pandemic and the resulting work-from-home trend\, the office market in Los Angeles continues to experience significant challenges with increased vacancy\, sluggish leasing\, and financially burdened ownership. This market disruption has hollowed out many commercial centers that were traditionally reliant on office workers\, resulting in decreased foot traffic and the shuttering of restaurant and retail establishments. Many policy experts have suggested that the rejuvenation of commercial centers requires the reinvention of office centers into mixed-use districts with round-the-clock activation. \nIn order to achieve this\, it has been suggested that lightly used office buildings could be converted into residential space\, providing a much-needed boost in activity. In response\, the City of Los Angeles has released a proposed Adaptive Reuse Ordinance that is intended to encourage these conversions. A similar measure was adopted in Downtown Los Angeles and helped to usher in the boom of residential development that occurred in the neighborhood in the ensuing two decades. However\, few office-to-residential conversions have been successfully executed in recent years\, and experts in the field have commented that there are significant financial\, engineering\, and policy challenges that stand in the way of a meaningful wave of residential conversions. \nDoes the City’s proposed ordinance do enough to overcome these challenges? Are there other converted uses that have a higher chance of success? And how does the environmental benefit of preserving the embodied carbon in existing office buildings come into play? \nJoin the Westside Urban Forum as a panel of experts in the development\, design\, and public policy fields break down these complex issues. This event aims to provide a comprehensive overview of the challenges and opportunities of office conversion while discussing the path forward for conversion. \nModerator\nAdrian Scott Fine – President and CEO\, Los Angeles Conservancy \nPanelists\nHolly Harper\, AIA – Planning Assistant\, Urban Design Studio\, Los Angeles City Planning\nMatthew Wister – Studio Director/Senior Associate\, Studio One Eleven\nRachelle Habchi\, M.S.\, P.E. – Project Engineer & Director of Sustainability\, Glotman Simpson Structural Engineers \nRegistration Fees\n$50 Members\n$65 Non-Members\n$10 Student Members & Retired Members\n$15 Student Non-Members & Retired Non-Members \nPre-registration closes on Wednesday\, May 15th. Horvath to the Board of Supervisors. Succeeding Sheila Kuehl\, Horvath assumed office after serving as a City Councilmember and the longest consecutively-serving Mayor for the City of West Hollywood. In December 2023\, she became chair of the Board. \nSupervisor Horvath has already made history with a number of historic firsts: she is the youngest woman and first millennial to be elected to the Board of Supervisors\, the youngest chair of the Board\, and currently is the only renter to serve on the Board – bringing a much-needed perspective to LA County leadership. \nHaving campaigned on solutions to homelessness\, public safety\, reproductive freedom\, and environmental sustainability\, Supervisor Horvath is positioned to deliver for a much larger constituency that includes the Westside and beyond. The third supervisorial district includes nearly two million residents and 431 square miles of land stretching from the Pacific Ocean to Los Feliz\, and from Venice to San Fernando. The County’s $43 billion budget eclipses the combined state budgets of Kansas\, Montana and Vermont. \nThe Westside Urban Forum is pleased to welcome Supervisor Horvath for a candid discussion with their membership\, kicking off our 2024 programs. \nModerator to be announced. \nRegistration Fees\n$50 Members\n$65 Non-Members\n$10 Student Members & Retired Members\n$15 Student Non-Members & Retired Non-Members \nPre-registration closes on Wednesday\, January 10th\, at 4:00 PM. SUMMARY:Westside Urban Forum Breakfast Panel Discussion - Housing on the Fast Track: The Impact of Directive 1
DESCRIPTION:Thursday\, November 16th\, 2023\nHelms Design Center\n8745 Washington Boulevard\, Culver City \n7:45 am – 9:30 am\nDoors open at 7:45 for registration\, breakfast and networking.\nPanel from 8:30 am – 9:30 am \nRSVP Required! \n\n \n \n \n	\n \n Members Register Here\n \n \n	\n \n Nonmembers Register Here\n \n \n \n\n \n	\n \n \nDuring Mayor Karen Bass’s inaugural week as Los Angeles’ leader\, she introduced Executive Directive 1 (ED 1)\, a groundbreaking policy aimed at expediting the construction of affordable housing and shelters in the city. The initiative\, successful in reducing the approval time for such projects from over six months to a mere 37 days\, has been hailed as a pivotal move in the city’s fight against its housing crisis. It has resulted in a surge in project applications\, with over 4\,000 units proposed in the first six months alone. The greater approval certainty and flexible incentives have made many more 100% deed-restricted affordable projects feasible\, and they have unlocked the private market: many ED 1 proposals are from for-profit developers that do not require public financing. \nThe policy has not been without controversy. When first enacted\, certain single family zoned parcels were eligible for streamlining affordable multifamily projects. Although the directive was amended to rescind this eligibility\, project applications that were submitted before the change are in a state of limbo\, hotly contested between developers\, housing advocates\, neighborhood groups\, and the City. \nNevertheless\, the City is now seeking to enshrine key tenets of ED 1 into law to ensure its longevity and continued positive effect on the housing landscape of Los Angeles. Many housing advocates would like to ensure that the permanent Affordable Housing Streamlining Ordinance continues to unlock the full potential of affordable housing development\, while others have flagged the need to avoid unintended consequences such as the displacement of existing tenants. \nJoin the Westside Urban Forum as we delve deep into the aspirations and implications of ED 1\, as well as its proposed codification into the Affordable Housing Streamlining Ordinance. With homelessness and housing affordability reaching critical levels\, ED 1 aims to streamline the development process\, but what challenges lie ahead? Join us to understand\, debate\, and envision the future of Los Angeles housing. \nSpeakers\nScott Epstein\, Policy and Research Director\, Abundant Housing LA\nBen Lee\, Broker\, Marcus & Millichap\nKevin J. SUMMARY:David Hartwell | Circle of Confusion
DESCRIPTION:Helms Bakery District Presents Photography by David Hartwell\nIn the Helms Design Center\n \nOpening reception and presentation during Culver City Art Walk and Roll Festival. \nExhibition Dates:\nOctober 14th\, presentation 3:00 – 3:45 pm followed by reception.\nOctober 14th – November 17th by appointment \nIn photography\, the circle of confusion determines the depth of field\, the part of an image that is acceptably sharp. Artist photographer David Hartwell sets his sights and lenses on the myriad of plants and flowers that inhabit his garden in Pasadena. David’s art and craft consists of taking hundreds of photographs of each specimen. Inching himself closer to his subject a fraction of a millimeter at a time\, David ends up with images only differentiated by the location of their razor thin focus point\, the circle of confusion. With the aid of AI and a lot of manual post production David reassembles those photos into images that are impossibly sharp\, blurring the boundaries of illustration\, photography and the stored visual memory. This circumvention of the limitations of the lens –the human eye having the same constraints –allows David to physically emulate what the human brain does: synthesize information into a coherent whole. The images are conspicuously simple and familiar yet the resulting amalgams have never been seen by a photographic lens\, nor the human eye. \nDavid Hartwell is a British citizen. He was born and raised in Switzerland where he studied photography and obtained his BFA from Art Center College of Design’s European campus (1991) He is also an accomplished animator\, CG artist and color grader. His work has shown at the Palm Springs Art Museum\, WUHO Gallery in Hollywood\, the Wende Museum of the Cold War\, National Gallery of the Cayman Islands\, National Museum of China in Beijing\, 798 Arts District Beijing\, EPFL University Gallery in Lausanne Switzerland. \nHartwell will present his most recent work which blurs the boundaries of photography\, illustration and the stored visual memory. He will give a presentation about his work and process from 3:00 to 3:45 pm October 14th followed by a reception. \ndouble-bang.com\ninstagram.com/hightechfolkart\nhartwelldavid.com \nFree

SUMMARY:A Conversation with Katy Young Yaroslavsky: A New Generation Takes Over in Council District 5
DESCRIPTION:Westside Urban Forum presents \nA Conversation with Katy Young Yaroslavsky: A New Generation Takes Over in Council District 5.\nLast year\, voters in Los Angeles’s 5th City Council District considered a slate of city council candidates who all marked a changing of the guard. The most recent in a long line of (all male) councilmembers from the Baby Boom era\, Paul Koretz had represented the district for over 13 years before being termed out. In his place\, Katy Young Yaroslavsky emerged victorious. \nThough Yaroslavsky’s last name has been familiar to Angelenos since the 1970s\, Katy–the daughter-in-law of Zev–is a relative newcomer to city politics and brings a vision very different from that of her successor. CD 5 has historically been cautious about new development\, while Councilmember Yaroslavsky acknowledged the city’s housing crisis on the campaign trail and has expressed a willingness to welcome new homes to her district. And\, being in the heart of the Westside\, touching three of the Westside’s smaller cities\, she represents a district that is a fulcrum for much of the city’s activity — including higher education (UCLA)\, business (Century City)\, and transportation (subway extension). \nThe Westside Urban Forum is pleased to welcome Councilmember Yaroslavsky for a candid discussion with longtime journalist and civic observer Warren Olney\, formerly of KCRW. \nPanelists \nKaty Young Yaroslavsky\, Councilmember \nModerator \nWarren Olney\, former KCRW broadcaster \n \nDirections\nAvoid the stress of rush hour and skip traffic!  The Helms Design Center at 8745 Washington Blvd in Culver City is conveniently located a short\, pleasant walk from a number of transit lines\, including: \n\nMetro Rail “E” (Expo) Line Culver City Station (1 block west at Washington and National Blvds)\, and\nCulver City Bus “1” and “1C1” lines (at the adjacent Washington Blvd/Helms Avenue street corner).\n\nProtected bike lanes along Washington Blvd. connecting to Culver City’s larger bike lane network also provide a convenient\, safe way to get to the Design Center. \nFor those who choose to drive\, parking is available in the adjacent interior parking garage at 8711 Washington Blvd (look for the red banners)\, or there is parking available throughout the Helms Bakery complex. \n7:45 am – Registration & Light Breakfast\n8:15 am – Panel Discussion \n\n \n \n \n	\n \n Members Register Here\n \n \n	\n \n Nonmembers Register Here

SUMMARY:Westside Urban Forum presents An Evening of Urbanism: Frances Anderton & Josh Stephens
DESCRIPTION:Thursday\, July 27th\, 2023\nHelms Design Center\n8745 Washington Boulevard\, Culver City \n5:30 pm – 7:30 pm\n5:30 pm: Doors open for cocktails and viewing of Close to the Edge: The Birth of Hip Hop Architecture\n6:30 – 7:30 pm: Program begins at Helms Design Center\n7:30 pm – onward: Drinks and discussion to follow at Father’s Office (no host) \nRSVP Required! \n\n \n \n \n	\n \n Members Register Here\n \n \n	\n \n Nonmembers Register Here\n \n \n \n\n \n	\n \n \nLos Angeles was built imperfectly\, at an imperfect time. Now it is trying to reinvent itself. Into what?\nThat’s Topic A for authors Frances Anderton (Common Ground: Multifamily Housing in Los Angeles) and Josh Stephens (The Urban Mystique) when they sit down to talk about Los Angeles\, community and urbanity today – from the house to the megalopolis. \nAs “home” moves from the suburbs to thoroughfares and backyards\, Frances considers how to sustain the region’s vaunted easy living – by adapting LA’s legacy of innovative\, bucolic and socially centered multifamily housing. Meanwhile\, Josh tries to make sense of the cultural\, political and real estate interests that make “shoehorning a new city into the old” so frustrating\, and so fascinating. \nThey will take on the struggles over housing\, the clash of scales that shape LA’s cityscape\, the arterial development that offers the chance for enlivened streets\, and the “zoning\, floor-to-air ratios\, density\, NIMBY-ism\, YIMBY-ism and all manner of arcane\, acronym-laden planning ideas” that\, in Josh’s words\, shape our idiosyncratic Southland. \nPlease join the Westside Urban Forum on the evening of Thursday\, July 27\, for a discussion between Josh and Frances to explore the ways that design\, planning\, policy\, and culture intersect — and reveal ways Los Angeles can learn from its past. \nThe event will open with refreshments and viewing of Close to the Edge: The Birth of Hip Hop Architecture\, an exhibition co-presented by Helms Bakery District\, SoCal NOMA and A+D Museum. \nModerator\nNick Maricich\, Principal City Planner in the Housing Policy Division\, Los Angeles City Planning \nRegistration Fees\n$10 WUF Members\n$15 Non-Members \nPre-registration closes on Wednesday\, July 26\, at 4:00 PM. Onsite registration will be available at the cost of an additional $10. No refunds or credits will be provided after this day. \nCopies of books will be available to purchase\, courtesy of Arcana Books \nEvent Time\n5:30 pm: Doors open for cocktails and viewing of Close to the Edge: The Birth of Hip Hop Architecture\n6:30 – 7:30 pm: Program begins at Helms Design Center\n7:30 pm – onward: Drinks and discussion to follow at Father’s Office (no host) \nLocation\nThe Helms Design Center is located at the Helms Bakery campus at 8745 Washington Boulevard in Culver City. \nDirections\nAvoid the stress of rush hour and skip traffic! The Helms Design Center at 8745 Washington Blvd in Culver City is conveniently located a short\, pleasant walk from a number of transit lines\, including: \nMetro Rail “E” (Expo) Line Culver City Station\n(1 block west at Washington and National Blvds) \nCulver City Bus “1” and “1C1” lines\n(at the adjacent Washington Blvd/Helms Avenue street corner) \nParking\nFor those who choose to drive\, parking is available in the adjacent interior parking garage at 8711 Washington Blvd (look for the red banners)\, or there is parking available throughout the Helms Bakery complex. SUMMARY:Westside Urban Forum Breakfast Talk: Reviving Transit Ridership

Two new rail lines have opened on the Westside in the past ten years\, with more to come. However\, transit ridership is trending in the opposite direction. Ridership on the Los Angeles Metro system is down by approximately one third from pre-pandemic levels. Reasons include everything from work-from-home to increased crime and vagrancy\, reduced service hours\, and increased vehicle headways. And things could get even worse\, as decreased farebox recovery and expiring pandemic emergency funds apply even more pressure to reduce levels of service. If Angelenos avoid the train and bus\, opting for personal vehicles and Zoom\, what does that mean for Los Angeles? Regionwide goals for reducing pollution and increasing transit-oriented development\, walkability\, and housing production are all at stake. \nAt WUF this month\, LA Metro officials and transit advocates will survey the challenges facing Metro and other transit service providers. Join us for a panel discussion on ways to maintain transit service\, attract riders\, and make the most of the crucial infrastructure and civic amenity that the Los Angeles region needs. \nPanelists\nSteve Fiechter\, Sr.\, Director of Metro Services\, People Assisting the Homeless (PATH)\nDaniel Rodman\, Deputy Director Transportation\, Mayor Karen Bass’s Office\nPamela Krebs\, Executive Officer\, Los Angeles Metro\, Communications – Public Relations\nStephen Tu\, Sr. Director for Operations\, Los Angeles Metro \nModerator\nEli Lipmen\, Executive Director\, Move LA \nRegistration Fees
\n$50 Members\n$65 Non-Members\n$10 Student Members & Retired Members\n$15 Student Non-Members & Retired Non-Members \nPre-registration closes on Wednesday\, June 28th\, at 4:00 PM. SUMMARY:Susan Maddux Art Exhibition
DESCRIPTION:Free \nLos Angeles artist Susan Maddux uses origami-inspired folding to transform paintings\, creating hybrid objects that exist in the space between painting and sculpture.\nAs a 4th generation hapa-Japanese born and raised in Hawaii with stints on the continent growing up\, Maddux has a complex relationship with her heritage. This work explores reconnection with personal history and place through the transformation of material and the ritual of gesture. \nMaddux has a degree in painting from the San Francisco Art Institute\, and worked professionally as a surface pattern designer for many years. A decade ago\, she began creating powerful pieces by gently folding paintings composed of repeating patterns. Forms that bring to mind a kimono or a cape began to appear\, bringing together her interests in the figure\, spirituality\, and textiles. \nHelms Design Center\n8745 Washington Blvd\, Culver City\, CA 90232
